TERMS & CONDITIONS
GENERAL
The Jewel of Keokea’s Management (the “Renter”) act as an agent for the property owner of the accommodation featured on our website. Your booking is with Jewel of Keokea. This contract incorporates all the conditions below between Renter and Guest (the “Tenant”).
BOOKING
The paying of the full amount confirms the acceptance of the terms and conditions set out below and shall be binding on the Guests’ intention to occupy the premises whether or not such persons have signed the booking form.
RESERVATION AND PAYMENT TERMS
All rates for the guest-suite published on the Jewel of Keokea’s website are quoted in USD as a daily rate and do not include local state and government taxes. Room rate is subject to tax of 17.96 % If the guest is making payment from abroad, the price shall be in U.S. currency. The minimum rate presented for the guest-suite applies to 1 and/or 2 adults and a child. Children under two years old will not be charged.
After the Guest makes a booking inquiry, the Renter will inform the Guest/Tenant about the availability and if the period for booking is available and provide the payment details. 50% of the total payment is due at time of booking. Remaining balance is due 14 days before arrival. After payment for the reservation is received, the Tenant’s reservation is binding.
CANCELLATION POLICY
In case of cancellation, the following fees will be charged:
If the Guest/Tenant cancels a stay 30 or more days before the arrival date―the total amount of the reservation deposit shall be returned to the Tenant. Reservation deposit is 50% of the total rental amount to be charged of the intended stay.
50% of prepayments are refundable if cancelled 14 days before arrival. Cancellation must be made in writing and will apply from the day on which the Renter receives it and confirms it to the Guest/Tenant. If a reservation is cancelled any later than 14 days, the Guest will be charged for the total amount of the intended stay.
If a Guest/Tenant is able to place other persons in his place for the same period and same rate, the Renter will accept the change of guests. Notification about such change must be made in writing and agreed upon.
CHECK-IN & OUT
General arrival time is from 2:00 pm, and check-out time is 11:00 am unless otherwise agreed. The Tenant shall be provided a key code upon arrival.
OCCUPANCY / NUMBER OF GUESTS
The maximum number of guests is based on the capacity of the guest-suite and facilities at the property, which would accommodate up to 2 adults and 1 child under the age of 2. Guests are asked to state clearly when booking the final number of guests who will be arriving and include the age of children. The Jewel of Keokea’s Management reserves the right to refuse extra guests if the number exceeds the maximum capacity after a booking has been made. The property is unsuitable for elderly or infirm.
UTILITIES INCLUDED / NOT INCLUDED
Rates include utilities of water and electricity, housekeeping services of the guest-suite and patio-garden (including clean linens, bath towels and beach towels). Daily laundry service is complimentary and available upon request. Cleaning of the suite and refilling of the fridge/pantry of bottled water, coffee and tea is scheduled in the middle of a stay. Daily cleaning of the garden-patio with fresh utensils/dining plates, glasses, etc., for guests enjoying meals and take-out on the patio is available by arrangement.
The Renter guarantees that it pays unlimited internet access to operator in order to provide with free internet access during the Guest’s stay in Jewel of Keokea. The Renter does not take responsibility for any difficulties the Guest might suffer due to technical reasons on the operator’s side. Rates do not include telephone, personal items and expenses and any excessive cleaning required upon departure. No other additional services not-mentioned here, are included.
SMOKING
Smoking is prohibited everywhere on the property. Incense, candles or other open flame are also not allowed.
PETS
Sorry, Pets are not allowed.
RESPECT FOR THE NEIGHBORS
Out of respect for our neighbors, quiet time on the property is from 9:00 pm to 8:00 am. Amplified sound audible beyond the property boundary is prohibited.
RESPECT FOR OWNERS PROPERTY
In case of an event that leads to breaking or damage to any item inside the guest-suite, the garden patio or the building, Jewel of Keokea’s Management should be informed immediately by either call or text to (808) 269-0452. Please do not remove any items from the property at the end of your stay as they are the property of Jewel of Keokea. Any missing items will be considered as stolen. Please handle all fixtures and fittings with care and respect. Any unlawful damage will be charged.
If the Guest’s behavior is deemed unacceptable by the property’s Management, they at their absolute discretion, have the right to terminate the rental immediately, without any due refund and ask the offending Guest to vacate the premises forthwith. Our Rules and Regulations are for everyone and Guests are asked kindly to abide by them in consideration of others.
VALUABLES
All Guests are responsible for their own passports, identification documents, visas and health certificate requirements. The Jewel of Keokea will not be made liable for any direct or indirect damages that may occur during the Guest’s stay at the property, including, but not exclusive to, personal injury or damage or losses to possessions. Management is accountable for any problems related to the supply of services such as electricity or water.
COMPLAINTS
During your stay on the property, if the Guest should find any problem or issue deemed as cause for complaint, the matter should be taken up with Jewel of Keokea’s Management right away. We strive to resolve any issues promptly to accommodate your needs to ensure a wonderful vacation experience.
AMENDING THE TERMS OF RENT
The Tenant acknowledges that these Terms and Conditions of Rent may be modified from time to time. The Tenant’s use of this website will be deemed to constitute his/her acceptance of the amended terms of Rent.
